Gas in multiple-occupancy buildings works
Update 26/01/26 –
MG Contracts in collaboration with GTC are progressing well with the work to ensure
remediation of the findings from the GTC Surveys across the development with regular
updates being provided to the factor and committee. This work is now complete within
the first 10 stairs on the development and compliance sign off has been received from
GTC for these.
Work has been completed in the following stairs
- 1 – 2 Sinclair Place
- 24 – 30 Sinclair Place
- 32 Sinclair Place
A range of works to ensure the compliance of the shared areas of each stair is being
undertaken as per previous communications including
- Seal any gaps within utilities shafts to prevent gas leaking into voids including
behind internal stair walls. - Seal tops of all shafts to prevent gas leaking into attic space.
- Seal all ingress points where utilities have entered dwellings (e.g. broadband
cables) - Remove all debris from shafts.
- Install ventilation panels in doors to remove risk of gas build up within the shaft
(intention is to limit these to ground and top floor but may be required at each
level in some instances) - Ensure separation of electrical cables from gas supply pipes including
installation of rubber installation material where suitable physical gaps are not
possible.
Work will also take place in the communal supply cupboards which are located on the
ground floor (usually under the stairs)..
- Activities will include each of the above activities however also ensure sealing of
access to building foundation areas to prevent a gas build up in this space.
A record of works has been taken during the works and shared with the factor and GTC
allowing for compliance and completion of remedial works to be signed off. These are
being retained for reference during future compliance checks.

Upon completion of works in each stair notices are being placed within the respective
areas / shaft doors advising of compliance, ongoing requirements and ensuring any
future works in this area are undertaken to appropriate standards.
